We designed our Premier Platform with three beliefs in mind:
1. All Real Estate is local. If you've been in the industry for any length of time, you've likely heard this phrase countless times. Even David Lereah, former NAR chief economist, authored a popular and well-regarded book on this very topic. The majority of the real estate community concurs with this idea. So, why do so many agents pay hefty franchise fees to corporate entities that know less about the local market than the agents themselves? In our view, the answer lies in conditioning.
When we first enter the real estate field, we are eager to learn and absorb information. We're often taught a particular way of thinking and acting to achieve success, and many of us accept this without question. Yet, as their carreers progress, successful agents have the potential to earn more and build their personal brands. However, many stick to familiar paths due to conditioning and a fear of the unknown. Large franchises depend on this mindset to thrive, perpetuating the narrative and fueling this fear. This brings me to our second core belief:
2. Your clients are buying into YOUR brand, not the corporate one. In the beginning, it's understandable that, beyond our circle of family and friends, most clients don’t know who we are. Even those who do know us are aware that we may not yet have the experience of a seasoned broker. Associating your personal brand with a company known for its experience, trustworthiness, and competence can indeed be valuable. The fees an agent pays—whether as franchise fees, brokerage commission splits, or both—can be justified by the confidence this corporate backing provides to clients dealing with a less experienced agent. Initially, it’s often the corporate or local brand that attracts clients, not the new agent, and the resources and guidance these firms offer can be a crucial foundation for success.
But at what point does that dynamic change? Every agent should continually ask themselves, "Are my clients choosing the company to meet their real estate needs, or are they choosing me?" If you've spent a few successful years in this business, have diligently studied the industry, nurtured your client base, and marketed yourself effectively, we bet the answer is a resounding, "THEY ARE CHOOSING YOU!" Make no mistake—it is you they want and trust. Your broker, and especially your corporate franchise, may try to persuade you otherwise by touting proprietary technology, corporate resources, or local market strength. While this argument may have held weight in the past, it no longer does. This leads us to our third belief:
3.Technology has transformed the landscape! Not too long ago, access to market data, branding, advertising, marketing, and even professional photography was prohibitively expensive, making it nearly impossible for most individual agents to achieve an effective presence on their own. Valuable data was mostly available only through large corporate channels. Advertising options were limited to snail mail or costly local radio, TV, and newspaper ads. Properties were marketed in magazines and newspapers, where even a simple open house announcement could cost $100 or more! Professional photography was reserved for million-dollar listings because the expense was hard to justify for the average home—and aerial photography was practically unheard of before drones became common. Because of these limitations, agents had little choice but to join brokerages that charged high commission splits and franchise fees.
Fortunately, those days are behind us. Today, data is readily accessible through numerous online sources for a nominal monthly fee. Marketing and advertising have become remarkably affordable thanks to technological advancements, which have rendered traditional print media nearly obsolete. Photography is not only more affordable, but it's also advanced significantly in quality and features. And open house announcements? They're now free! Simply list the property in the MLS, click a button, and the information spreads across the internet almost instantly.
As a result of these advancements, we’ve seen a noticeable shift in the corporate franchise world. They're now loudly promoting their "tools and technology" to their agents, trying to justify their fees. They want agents to believe that they still need the brokerage to succeed. Ironically, these companies use the very fees paid by their hardworking agents to sell this narrative back to them!
Our belief is clear: it’s a strong agent’s brand that attracts clients, not any particular corporate or local brokerage brand. In reality, the brokerage needs the agent more than the agent needs the brokerage. That’s why agents deserve to keep the largest possible share of their hard-earned commissions. This means more money not only for their personal needs, goals, and families, but also to invest in building their brand, their way—not following the rigid structure of a franchise or local brokerage. This flexibility allows a talented agent to adapt to each client and property, outperform larger, slower-moving franchises, strengthen their personal brand, and ultimately bring home more of their earnings.
